The ARB application, also on that page, MUST be completed and submitted to management as outlined PRIOR TO any window/door purchase, contract signing or installation. Failure to submit the ARB ap as the first step may result in the owner's having to remove the new doors and windows at their expense if they are not pre-approved by the Association. THERE IS ONE COMPANY PROHIBITED FROM INSTALLING AT PARK LAKE VILLAS DUE TO REPEATED PROBLEMS AND INFERIOR PRODUCTS AND INSTALLATION. PLEASE INQUIRE BEFORE CONTRACTING. AGAIN, DO NOT SIGN A CONTRACT BEFORE THE ARB APPLICATION HAS BEEN APPROVED. THE COMPANY CAN WRITE YOU A PROPOSAL, BUT SIGN NOTHING- NOT EVEN A PROPOSAL- UNTIL APPROVED BY THE ASSOCIATION. The Association has received several questions concerning where/how to purchase windows.
These questions have been raised after an owner visits Home Depot or Lowes in search of windows and doors. Some owners have returned from the warehouse stores with the incorrect information that building codes have changed and the windows are no longer available in double pane/double hung, which is the approved window type. They are indeed available.
The warehouse stores do now as of 2011 carry the top of the line windows, such as Simonton Prism, which come with a full 20 year guarantee. The warehouses also can order the size needed for our windows. Specialty window companies also do both. Their pricing is competitive and actually less today than the exact windows cost an owner from another vendor in 2004. They will also potentially give a discount if 2-3 owners can get product at the same time. Owners are free to pursue their own vendors as well, but they must be licensed, insured and bonded professionals. Permits required. Owner recommendations upon request.
